Terms and Conditions

The minimum number for bookings is 14.

Booking is only confirmed on receipt of the deposit, which is one third of the total booking cost.

The balance of the cost must be received by the start of 8 weeks prior to the beginning of your stay. Failure to comply with this condition may be taken as a cancellation. We do not accept any responsibility should the balance be late and in the meantime we receive a confirmed booking from another party.  In the event of cancellation by you or should you for any reason have to leave early, we will do our best to re-let the Beach House.  If we are successful we will refund your deposit less a fifty pounds administration charge.

If  we be unable to re-let (through short notice cancellation or similar) you are liable for the full fee and therefore, we strongly recommend that you take out low cost cancellation insurance (available from any High Street insurance broker) for peace of mind.

An additional deposit of £200 to cover any damages to the fabric or contents of Beach House will be added to the total cost. In the unlikely event of any damage done to the property the owners reserve the right to impose a reasonable charge to return the property or its contents to the condition it was at the beginning of the let. This will be taken from the damages deposit and returned to you should there not be any accident.

We do not accept any liability for either loss or damage to personal effects or for personal accident or injury.  We advise you to take out your own insurance to cover these.

We reserve the right to refuse any booking and to cancel any booking already made if the property becomes, for reasons beyond our control, unavailable, subject to our refunding any sums you have paid.  We will not be liable for any further obligations or claims by the client.

Weekend lets start from 4 p.m. on Friday to Sunday PM. A departure by 10 a.m. on the following Monday can be allowed by previous arrangement.

Weekly lets start at 4 p.m. Friday and departure is by 10.00 a.m. the following Friday.

Long weekends or mid-week lets by arrangement.

Linen such as sheets, duvets and covers and T-cloths are provided. Please bring your own towels and toiletries.

We undertake general cleaning after your stay but ask that the house is left in more or less the same state as when you arrived and the crockery cleaned. There is a dishwasher in the kitchen but Please ensure dishes are rinsed off before using.

Dogs are not allowed.

As the cottage is thatched there are no bonfires or incinerators allowed within 100 metres of the property. No fireworks are allowed. This is an insurance condition and you will be charged for any damage caused by non-compliance.

We are very keen to make your stay as pleasant as possible and will try to be as accommodating as we can to meet your individual requests.  We ask you to please be considerate of the people who live in the vicinity as regards the volume of any music.  No loud music should be played after midnight.
